Diamond Locations offers a professional and friendly service to all of its Landlords. Please note whether if you like to rent or sell your properties through our agency, we would need to carry out several check from Tenants / Buyers , and Landlords / Sellers. Please see below:
Tenants / Buyers:
– Anti Money Laundering – To check the authenticity of funds from buyers or tenants if rent paid upfront.
– Right To Rent – A thorough check to make sure tenant has a right to rent in UK.
Landlords / Sellers:
– EPC – Energy Performance Certificate – It is a legal requirement for any landlord wishing to rent or sell their property to provide this certificate.
– Gas Safety Certificate – This safety check is carried out once a year and It is a legal requirement to provide this when renting or selling if property is sold with tenant.
– EICR – Electric Installation Condition Report – It is a legal requirement for any landlord wishing to rent or sell ( if property sold with tenant ) to provide a valid Certificate.
– Smoke Alarms – Any property being rented must have a tested and working smoke alarm on Each floor if more than one story.
– HMO License – House with Multiple Occupancy – It is now a Legal requirement for the premises to have required license if rented to sharers. Each Local Authority have their own legislation and this will need to be checked at time of rental.

We offer a simple and transparent service. Given our Landlords the option of :
Pack 1 – Rental 10%
(Finding potential tenants, Obtaining Documents, Reference Check ( We use independent company called “Rent for Sure” Reference Agency) who carry out a full reference check, including ID, Work reference and Credit Check. A Copy of this report will be provided on request..
Pack 2 -Rental & Rent Collection 13%
( All of the Pack 1 plus monthly rent collection )
Pack 3 – Full Management 15%
( Pack 1 & 2, plus management. We would be the first point of contact to your tenant, keeping you posted with any issue or emergencies that may happen during tenancy. We would be contacting contractors on your behalf and coordinating access. (call out charges apply)
Rent Guaranteed Options ( Subject To Property Size, Area and having the correct License to let eg. HMO )

Selling Fees:
You can rest assured that once we are given instruction to sell your property, we will arrange the Photography and the Floor plan in order to start Marketing. Our friendly team will also be advising you of the relevant documents you will be needing in order to sell. These documents will include things like the EPC ( Energy Performance Certificate ), Gas & Electricity Certificates , if applicable. As show on the list top of this page, these are now a list of Mandatory documents you will need before you can proceed with selling, But don’t worry, if you have not got these in place, we can arrange all these for you with the independent companies we work with. ( Charges Apply ).
Once we have all documents and have arranged for the photography and floor plan, we can then start Marketing your Property on our Portals and seeking buyers from our list of Portfolio.
